A great achievement in certifications

At SPHERA, we firmly believe in the importance of transforming the spaces we inhabit into places that respect and care for our planet.

This past 2024, we marked an extraordinary achievement: three existing, freestanding buildings in Lagunilla, Heredia, received LEED O+M for Existing Buildings Platinum certification on the same day. This achievement represents not only a breakthrough for the Ultrapark II and Ultrapark LAG business parks but also a major step towards a more sustainable future.

A unique environment

Ultrapark II buildings 3 and 4, located in the business park, and Ultralag building 1, located just 600 meters away, at Ultrapark LAG were the certified buildings. Each building has its own operation, but they share a joint commitment to sustainability.

Earning three LEED Platinum certifications in one day is not common, and we at SPHERA celebrate it as a testament to the multidisciplinary effort to raise operations and maintenance (O+M) standards for existing buildings.

Sustainable strategies that highlight this project

This certification required a rigorous evaluation by our Energy and Sustainability team of the strategies already implemented and the implementation of improvements where necessary. In these three buildings, the following measures were adopted:

  • Reduced heat island effect: The roofs of the buildings have high SRI (Solar Reflectance Index) coatings that reflect solar heat.

  • Reduced light pollution: The existing facade lighting does not emit direct light into the sky or project surroundings that could interfere with wildlife and other occupants.

  • Energy efficiency: An energy audit was conducted to identify potential savings in air conditioning, lighting, miscellaneous loads, and plumbing systems.

  • Waste management: Proper waste management and separation of waste was verified.

  • Energy and water performance: Based on the energy and water consumption of the buildings, a rating was obtained for the performance of both systems comparing these buildings with other LEED-certified high-performance buildings.

  • Indoor air quality: Measurements of pollutants such as carbon dioxide and volatile organic compounds present in the building were taken to verify the indoor air quality of the occupants.

  • Minimum indoor air quality: The proper functioning of the air systems in the buildings was evaluated.
